Community

One of the fastest growing housing development sectors in recent years is the community title scheme.

Community title is where the plan has been divided into individual lots. This may include strata schemes and/or Torrens Title lots, with common areas and shared services.

Developers are increasingly opting to use community title due to consumer appeal. Community Schemes can include tennis courts, swimming pools, country clubs and parks.

Community plans can be quite complex in that it incorporates not only the common property, but also the common services and additional responsibilities that go with the community common areas and non-common property. In general, community title schemes are responsible for their own roads, parks and gardens maintenance, garbage collection and potentially delivery of some utilities. Their funding comes from levies which are then used to run the scheme the same as strata schemes.

Some schemes are so large they can sometimes be a suburb in their own right with large amounts of infrastructure to maintain.

Manns and Moore Strata Management understand the complexity and responsibility that comes with managing such large scale plans and we can be entrusted to manage your community scheme.
